Czech property valuation: estimate, bank and inheritance
Choose the evidence that fits the decision: an online range, comparable listings, a bank valuation, a legal/tax valuation or a documented sale price.

There is no single “true price” that answers every Czech property decision. A seller needs a defensible asking range; a buyer needs comparable evidence and a total budget; a lender needs collateral evidence; and inheritance or tax matters can require a different legal record. Start by naming the decision, then use evidence that fits it.
Start with the right valuation task
- Online estimate: a directional range for a first comparison, not a guaranteed sale price.
- Active listings: prices currently requested; compare only similar homes and record the differences.
- Bank valuation: evidence for a particular collateral property and lender decision.
- Inheritance, legal or tax valuation: the method and evidence depend on the proceeding; do not replace them with an internet number.
- Cadastral price record: a recorded datum for a specific property, not a general price map.
Apartment, house and land need different comparisons
For an apartment, compare location, usable area, disposition, condition, floor, lift, balcony, parking, ownership and the building's expected costs. For a house, add plot, access, utilities, heating, outbuildings, technical condition and repair budget. For land, a low price per square metre does not establish usable development potential: planning, access, utilities, restrictions and the usable part of the plot matter.
Price per m² is context, not a verdict
A per-square-metre figure is useful only when numerator and denominator describe comparable homes. An asking-price median is not a realised price and it does not incorporate every feature of a specific address. Use the Czech city price-data page as a labelled market context, then compare a small set of similar active listings.
Mortgage and inheritance are separate evidence paths
A lender may value the collateral below the agreed purchase price, which can increase the cash needed to complete a purchase; use the bank-valuation decision guide before a reservation. For an inherited property, establish the relevant authority, documents, ownership history and legal process first; the inherited-property workflow explains that path. Neither outcome is determined by an online estimate.
Use official data within its limits
ČSÚ publishes property-price statistics for market context. ČÚZK explains that the cadastre does not provide a general overview of property prices: for a specific property, a recorded price datum can be identified through Nahlížení do KN and obtained through its stated access route. That is useful evidence for a specific case, not a substitute for comparing like with like or for professional advice where it is required.
